Cimarron Hills by Toll Brothers
An Introduction
Cimarron Hills, which was developed by Geoffrey H. Edmunds, a Toll Brothers Inc.
company is comprised of 3 separate and distinct communities; The Villas, The Enclave
and The Vistas which contain a total of 272 homes, all of which are single level
and are grouped in sections according to price and size.
In The
Villas, there were 113 home sites and initially six different models to choose from;
however the Sidonia and Corella floor plans were later eliminated. These homes ranged
in size from 2237 square feet to 2651 square feet and, when they were introduced
in May of 1998, pricing began at $269,975 and went as high as $304,975 for the largest
home, the Sevilla. At present, prices are generally in the $500,000’s and
$600,000’s.
In The Enclave, a community of 106 homes, there were five different models offered.
In March of 1998, which is the date of the earliest builder price list that I have
in my files, prices began at $296,975 for the 2659 square foot Frontera model and
went as high as $342,975 for the largest model, the San Rafael with 3,393 square
feet. At present, prices range from the $600,000’s to approximately $800,000
with the highest values going to those homes with the most attractive settings and
views.
The Vistas offered 53 homes all located on the same street, Karen Drive. There were six different
models to choose from ranging in size from 3,035 square feet for the Palma to the
3,744 square foot Montilla. My earliest price list dates from June of 1998 when
prices started at $365,975 and went as high as $401,975. Today the homes range from
the $800,000’s to over $1,000,000.
This community is located just to the west of Cimarron Ridge, another Geoffrey Edmunds
community which offers the same floor plans as Cimarron Hills. It is bordered on
the north and south by large expanses of natural area open space with both city
light and mountain views.
Cimarron Hills is a guard gated community and there is an additional homeowner’s
association with monthly fees that include the cost of this security feature. It
also includes the use of the private recreation center which has a spa, a negative
edge pool, a fitness center, BBQ’s, tennis courts and spectacular views.
